I stumbled on this article annoucning the release of a Verizon Femtocell Box which connects to your internet and boosts cell phone service within a range of 5000 feet within a home. It is a one time fee and the reviews coming in seem to be very strong.

Stephen Pendergrass of Colonial Mortgage reported a rate of 4.25% for a 15-year fixed yesterday and said he is seeing a considerable pickup in activity. We are seeing more showings and calls in all price ranges relative to Q4 2008. Hopefully, this will continue into a strong spring'09!

Is the market getting better? Maybe yes, maybe no.
Last month, the NAR reported an increase in pending sales nationwide for July. That has to be good news, right?
We have definitely seen a pickup in sales, especially over the last couple of weeks. Interestingly enough, the total number of showings for all our listings has not dramatically risen during this time. I think this shows a couple of different things: First, there are people looking and willing to buy if they find what they want and: Secondly, the frequent price reductions in the area have spurred the people looking for a deal into buying.
Will the burst continue? It's hard to tell at this point. We hope so. Typically, there is a small flurry at the beginning of August due to people wanting to be settled by the time school starts. Let's hope it lasts a few months!
Next up, a land rush! If you have ever wanted land for recreation or building the secluded home of your dreams, now really is the time to think about it. With the slowdown in new construction, land has not sold as quickly as in the recent past leaving a higher number of listings. It's deal time and we can help you with anything from a small neighborhood lot to 250+/- acres..
Idea until next time - Watch Team Handball at the Olympics. It is amazing. I do not understand why this sport has not taken off in America!

Exciting New Projects

We are very pleased to announce that we are working on the marketing of a few new projects and hope to officially list them very soon!
Thornblade is a subdivision located on Route 460 in Blue Ridge that looks across the valley towards the Blue Ridge Parkway. Currently, lots and homes are available. Check back for a new posting with more details on prices, availability, and possibilities.
In the coming weeks, we will also begin preconstruction marketing of townhomes in the Daleville area. They will begin under $300,000 and will feature a flowing, open floor plan. Check back again soon for more details! The lull of early summer

Real Estate is all about periods of highs and lows. The weeks between the end of school for kids and July 4th are full of vacations, camps, and trips. As a team, we finally slowed down enough to catch our breath after a big spring. It was a very much needed break. I thought at one point Vickie's tires might fall of due to so much showing of property.
Ray and Sandy went to visit Alana in California for a week. He would call in every morning to check in at the ranch and make sure everything was in order. It was quickly reiterated how great Robin really is at her job as we never really missed a beat.
This week, Robin is gone on vacation. Normally this causes somewhat of a panic, however the timing is perfect due to the inactivity around the fourth.
We have already taken advantage of the free time to get our listings in order for the post-holiday push. We expect the market to be back in full swing within two weeks and we plan on being ready. Check back for more updates on the market throughout the summer.
